The property’s sustainability credentials begin with the building fabric. An insulated concrete foundation and exterior walls are coupled with Passivhaus windows and sliding doors, resulting in a high-quality, energy-efficient structure with thermal bridges eliminated and low levels of air leakage. 

The calculated CO2 emissions for the home are 72% less than the target emission rate1 for new dwellings. Two 70-metre geo-thermal boreholes, connected to two Ground Source Heat Pumps, provide the heating and hot water requirements for the home. A mechanical ventilation and heat recovery system (MVHR) allows the house to breath and provides clean filtered air to the home and comfort cooling during summer months. 8kW of solar photovoltaic panels (PV) are installed to generate electricity, together with a Tesla Energy Powerwall battery to capture any excess power.

Be-Hive Intelligent Ventilation

Working alongside the solar panels and MVHR is an integration system called Be-Hive Ground, this firstly chooses the best way air should naturally enter the home, from under the PV Panels in winter or the cooler shaded north in summer, with the air leaving from the opposite side to where it entered. Typically only 20% of the energy produced by PV is electricity, over 60% of the energy they create is heat in the form of warm air beneath the panels, this heat is usually wasted. With Be-Hive installed the warm air is distributed throughout home by the MVHR system, this helps heat the home and reduce the overall heating demand. Be-Hive also has the effect of cooling the PV panels down which prolongs their life and helps them generate 10-15% more electricity. Overall 70-80% of the total energy generated by the PV is used compared to only 10% in most standard PV installations. The ground source heat pumps are also used to heat a swimming pool in the summer months. When used in conjunction with the Be-Hive and ventilation system, as the pool is heated it helps the background cooling for the house.

Loxone Smart Home

Heating, cooling, ventilation, lighting and more are controlled using a Loxone Smart Home Automation system, accessed from smart switches or a smart phone app. The system provides an unparalleled level of intelligently-automated comfort and convenience for the occupants.

Bespoke Staircase and 3D Architectural Art Commission

The central atrium to the house features a bespoke 3D Architectural Art installation, incorporating the central atrium wall and staircase itself. The piece has been commissioned with Lisa Traxler, renown visual artist and Lincoln Miles, RIBA award winning Architect and was created by the amazing people at Shape Studio.

The concept was been inspired by the Farley Heath Roman Temple that is sited less than a 1km away from Hunters Hill. The site was first excavated in 1848 and the outer and inner walls of the temple are still today marked out clearly in stone. The artwork is inspired by the new treasure, that is Hunters Hill, and reflects the new house structure in a way reminiscent of the ancient Roman structure and heritage maps.

A 3D sculpture created using Richlite, a solid paper composite material, forms the atrium wall, staircase and balustrade. The whole installation is a representation of a traditional map featuring the shapes and outlines of the new Hunters Hill structure, including the impressive spiral entrance.

Sustainable Cladding Materials

The building envelope is constructed using Insulating Concrete Formwork and clad using two durable and sustainable materials that complement each other, yet provide contrast to highlight the form of the building. Richlite is used for soffits and elevations with Rockpanel inset between the Richlite panels.


Richlite is an incredibly durable material made from paper, developed over 70 years ago. Richlite has evolved into a premium surface material used by aerospace, extreme sports, marine and the architecture and design community. Made from many layers of high quality decorative paper, Richlite’s surface texture comes from the natural variation in the way fibres lay within the paper. These rolls of paper are saturated with a thermosetting resin before they are cut to length and laid up by hand. The stacks are pressed under even heat and pressure, which bonds the layers of paper together and cures the resin. The panels are then slowly cooled to produce a solid, stable sheet material.

Nonporous, heat and water resistant, the paper composite material can withstand demands of the harsh outdoors. Selected for its natural appeal, durability, strength, sustainability and its unique look and feel, Richlite outperforms and outlasts conventional materials.

Richlite’s colour comes from a combination of the colour of the paper and the deep amber tone of the resin. No dyes are added to the material, and all of the paper is either post consumer waste recycled or sustainably harvested FSC® Certified paper (FSC® C007915).


Rockpanel is created from Stone wool. It’s made from a combination of basalt and recycled content from other industries – material that would otherwise end up as landfill. Basalt is a unique natural material: a solidified lava, which originates from volcanic eruptions. The planet provides us with enormous quantities every year. That means basalt is not only a natural material, but also non-depletable. This makes it a responsible choice, as we’re not exhausting the earth’s valuable resources.

The basalt and recycled content are heated to a temperature of 1,500°C, and then melted and whipped around by a spinning machine to create the stone wool which is then pressed into a high-density board. The base boards are then finished with a water-based decorative coating, and extra ProtectPlus coating.

The Rockpanel Wood finish has the properties of wood and stone combined to create a unique product with the authentic look of wood and the durability, robustness and fire resilience of stone.
